As a former design & build contractor I know the value of an accurate set of plans and the need for quick turn over from concept plans to permit plans. In today’s market time is critical when trying to close a deal.

Fee's-

My hourly rate is $85 per hour unless a flat fee is agreed upon. My typical per sq. ft. fee for a set of construction drawings typically range between $.50 per sq. ft. to $1.50 per sq. ft. of living space, foundation, garage space, decks, patios or porches, unfinished basements or crawls spaces with a $400.00 minimum. Typical permit/construction set includes; Cover Sheet, Foundation Plan, Floor Plan, Floor Joist Plan, Roof Framing Plan, Wall Brace Plan, Elevations (all sides) and Details/Cross Sections.

3D Rendered Concept Drawings-

Most concept drawings consist of a basic floor plan and 3D Rendered Front Elevation. Furniture can be added to help show the scale of the room. Additional cross sections and or wall details can be added to meet your needs. Basic Concept Drawings are billed at the hourly rate of $85.00 with a minimum charge of $200.00.

Permit/Construction Plans-

My fee for a set of construction plans for an addition up to 400 sq. ft. could start as low as $600.00 then start as low as $.50 per sq. ft. after 800 sq. ft.. My fee for a set of permit/construction plans for a deck up to 200 sq. ft. typically run between $150 and $300.00.

3D Renderings-

Standard 3D Renderings are available and the fees start at $85.00 per hour. A basic Exterior 3D Rendering Package will typically range between $200.00 to $400.00 depending on the complexity and/or level of details requested. I also offer interactive 3D walkthroughs using a specialized software that can be dowloaded allowing you the user to almost literally walk through your project in a highly detailed 3D view of your project. * 3D Exterior Still Renderings are included free with all permit/construction plan orders.

Detailed Quantity Take-offs-

With over 25 years of hands on experience as a design & build contractor, remodeler I am able to utilize that experience and expertise by offering complete detailed material and or labor QTO’s. These are delivered in excel format utilizing a vast data base of unit pricing for both materials and labor. QTO’s can be set up to include both materials and labor at your preferred unit costs. We also offer additional report styles to meet your needs. QTO report can be exported into most current accounting software including but not limited to QuickBooks, Timberline as well as Excel format. Please contact me for details and sample QTO’s. Fee's for the QTO reports are as follows- A single time fee of $250.00 to configure the QTO report to your personal specifications then each report per plan order after that starts at $100.00. Each individual QTO report fee is subject to the size and details of the plan order.

Site Visits-

Sometimes a project comes along that requires a site visit to confirm existing as built conditions or to assist the contractor and or homeowner with design concepts and options. I charge a flat fee of $300.00 for a 2 hour site visit to confirm existing conditions, measurements and existing structural details and $85.00 per hour there after. I charge a flat fee of $400.00 for a Design Consultation to meet with the contractor and or homeowner to review design concepts, confirm existing conditions and scope of work. Included in the fee is the site visit and up to 3 hours of drafting services to generate a concept plan.  If additional time is required there is an additional fee of $85 per hour for design services. Site visits are limited to all of Maryland, most northern Virginia County’s and most southern Pennsylvania county’s. Fee’s will be confirmed before site visit is scheduled.
